Room Build Quotes

    Hi,

    Looking for quotes on a room build.

    25' X 15' (think thats rougly the largest i can go without having to apply for planning permission)

    I need concrete floor pumped in. Access isnt the best but there is a side entrance... will need a very long hose.

    One window and a decent rough put on also.
    Im looking to make this an actual room not a shed.

    40 msq is the max extension you can build to the rear of your house subject to the following exemption criteria http://www.irishstatutebook.ie/2001/en/si/0600.html#sched2

    the major impact on budget will be what work if any you intend or must do to integrate the extension in to your existing home

    IMO the cost will be anywhere between 30 & 60k dependent on the
    • design,
    • layout,
    • heating & electrics
    • boundary wall conditions
    • soil, foundations, DPC
    • access
    • structural supports,
    • roof connections,
    • drainage & waste pipes (this could be major mulla)
    • windows & their performance,
    • extent of insulation in walls etc etc..
    i would recommend you consult an architect -even just for an hours advice - you'll often be surprised at what is possible with an independent perspective, also consider seeking an exempted development cert (they take a max of six weeks, well worth it if you intend selling or have difficult neighbours)

    Thats a completely different ball game so. If you are talking about a full detached habitable room then you will require planning permission.

    The exemptions apply only to physically extending the house (i.e. new building attached to house) and not a separate building

    Really? some of the builders i was getting quotes from didnt say that.
    They said there was a size i could not got over but nothing about it being attached to a house.

    What about an insulated steel structure? Was look at this option all week. Seems to be pretty cool and i dont think I need planning permission for that as its technically not a permanent structure??

    A very common misconception. People assume because a structure is "temporary" it doesn't require PP. WRONG!
