House Viewings and Liability

    Can someone explain to me who has liability if a person viewing your house has an accident on your premises?

    If it is with an Estate Agent and they are showing a potential buyer around, would the liability be with them?

    Or would it lie with the seller themselves if something is faulty, like a badly fitted door, floor or stairs?

    I am assuming if you are selling it yourself it is going to be your Insurance.
