    Would this be seen as investable ?
    A long standing sports club is looking for a premises but is lacking the capital funding to buy a place of their own.
    Some industrial units are becoming available and may be available at very reasonable prices.
    Would an investor possibly buy such a premises for the purpose of allowing a club to rent it from with the club maintaining the building while also upgrading and availing of grants to increase the value of the building.
    If an agreement was struck that if for any reason the club was to fail making rent or cease operating the buildings will be returned to the investor at an increased value and condition.

    That sounds like a basic landlord tenant relationship.

    The landlord owns a building that has rental demand, as part of the lease there's a condition that the building must be returned in the same state as when the lease began.

    This is very common.
