Immersion pump problem - is it failing?

    Hi all

    The pump in our apartment is acting strange and has been getting progressively worse over the past year. I haven't a clue when it comes to plumbling but I'm hoping you guys might know what's going on when I describe the following behaviour:

    - When you turn on the hot water tap there is a long delay before the pump kicks in and before water comes out of the tap. There used to be little or no delay when I first moved into the apartment. The cold water taps are fine.

    - At night, after having a shower or flushing the toilet, you can hear the pump working away for 15-30 mins. We never noticed this before and some nights we are lying there just listening to the pump. Also, I don't hear the sound of water coming into the system when this happens.

    Any ideas? Is the pump on the way out? Or is it just a pressure problem?

    (Sorry I don't have the make/model of the pump or tank to hand right now but I can have a look tonight if that helps.)

    As it's an apartment I'm presuming that it's a negative head pump. It could be a number of things, a reed switch unclipped, it could be dirt in the filter or on the non-return, the pressure vessel may need to be recharged/replaced.

    Post up the make/model when you can but the best thing to do is probably get a service engineer to have a look.
