Self build insurance

    Hi everybody,

    We are shopping around at the moment for Self Build Insurance and I am wondering the following:

    1. Any recomendations on reasonably priced insurers?

    2. What questions should we be asking them regarding the type of cover? (we are building direct labour)

    3. What are the typical prices we should expect to pay?

    We have called about 3 companies so far and all 3 vary by almost €1000, so we are concerned that perhaps we are not asking the right questions or getting the correct cover.

    We went with Frost Insurances, they're based in Dublin. Normally your mortgage company just require fire and flood cover but as a self-build we got public liability self-build insurances with Frost.It lasts for 2 years and the premium was based on the size of our proposed house... We had priced two other companies but Frost were the most competative, their insurance had the longest term and they had been recommened on here by a previous poster. Hope this helps...

    THe Insurance you require depends on the Build route you are taking, i.e direct labour, Main Contractor or Project Management.

    A good Self Build Insurance should cover you for the following:

    •Construction Works, Material, Plant, Tools, Equipment
    •Caravans, Site Huts and Contents
    •Public & Employers Liability
    •Legal expenses
    •Personal Accident


    It is important to put the self build insurance in place prior to starting the construction works, otherwise, your policy may contain certain exclusion clauses or you may not be able to get insurance.

    We are in a similar situation, hoping to start building in 1 or 2 weeks. We are going fixed price contract, but I am doing some of the work, like plumbing etc. The main contractor would have insurance, but I wonder should I also get site insurance for public liability?

    Just something to watch for in the details.

    When my trailor was taken, it turned out our policy only covered items that were hired. That was a damn expensive mistake on my part I can assure you.
