    Just wondering boardsies,

what you would do if you received a text from your landlord/landlords agent, stating that *there have been no payments now for quite some time, please rectify IMMEDIATELY!*.

The actual truth of the matter is that you have actually paid a number of months in advance, but this text you receive (above) would suggest otherwise.

    Is it a troll text?
Is the landlord/agent trying to rile you into doing something saying something silly?
or is it genuine miscommunication from the landlord to the agent? That is. The landlord, if he checked his bank account would see that there were payments received and that you are in fact paid in full, and in advance. Yet the agent, somehow, does or does not know this, but texts you anyway demanding IMMEDIATE action!

What is that all about? And what would you do if you were the recipient of said text message and frequent subsequent messages, asking for access to the accommodation which you are renting, at times when it is well known you will be out.

Have you rang them up and asked them what is going on?

Sounds like a simple administrative error on their part. Just ring them and ask about it. Once the matter is resolved, make sure to specifically ask that they ensure that no further similar texts will be sent, if it bothers you that much.

I don't mean to sound rude ................ but surely common sense would dictate that before you posted about this on a personal issues forum, and sought the advice of people who know absolutely nothing about said text, you could simply have rang up the landlord/agent ........ and just asked? None of us are in a position to tell you whether it's a troll or a genuine text.

    Hey OP,

Don't mean to sound rude but do you suffer from paranoia? I just think it is beyond paranoid that you've thought about this with all the various scenarios/explanations and POSTED in personal issues before addressing it rationally by ringing the people texting you. If this is the way your head works perhaps a visit to your GP could be of use, as it must by exhausting to be thinking this way?

    Best of luck.

If you paid in advance and as a result of that have not made any payments in a number of months, then the text isn't necessarily wrong or trying to goad you into doing or saying something that may cause you problems.

It is merely stating that you haven't paid any payments recently... which is true!

So all you need to do is contact whoever sent the text and explain that you actually have paid in advance and therefore haven't needed to make monthly payments.

    Problem/miscommunication solved!

Did you actually tell your landlord that you were going to pay rent in advance or did you just lodge it in & hope he'd check his bank account? It sounds like, somehow or another, the fact that you haven't been lodging rent monthly has triggered an alert with your agent. You should call them and let them know that you have paid your rent & that you have paid it in advance so that those texts won't be triggered. When you're talking to the agent you can also let them know that you can only allow access to your home at [whatever time suits you]

I'd reply to the text, or ring someone and tell them why I haven't made payments recently!

This type of mis-communication is common when a landlord gets an agent to manage the property, I am having awful trouble with both landlord and agent. Its a handy number for them, as each blames the other for why stuff isn't getting done. As regards the text, I doubt there is a sinister reason, just explain that you have paid in full and not to text again.

Why are they looking for access to the property? They need to give you a good reason to want access, is it for repairs? Inspections? If it is an inspection ask them to arrange it at a time you are there.

yeah, not being smart, but ring. sometimes if the agent has a different arrangement with the land lord than with you they may have gotten their wires crossed.

just ring and ask to speak with the letting manager and explain this to them. it is a simple error. you dont need to worry about it and be posting here for something that should take simple sense to sort out.

    thanks.

In relation to the fact about unwanted texts in general, if you have a smartphone, you can download an application that will screen your texts and you can select some that you'd rather block. But, in this case, you really should ring the landlord/letting agency and just check what's going on.
