    Hi,
Going to look at a house, not sure if the building regs will be 2006 or 2008 and I doubt the estate will have a clue.

Is there anything I can check which makes it very obvious if the building regs are 2006 or 2008?

    Thanks

Just ask him when it was built and you can easily work out from that what it "should" be.;)

If a developer gets planning permission in 2004 and decides to sit on it for years I don't think he even has to comply with 2006 regulations. Let alone 2008.

    Tim,
Not necessarily. If the developer got permission and sat on it and say a new TGD came into effect, say Part L 2005, in this eg case, they would have had to have substantial works completed, ie external structure complete by 30 June 2008, on the assumption they had applied for the permission prior to a set date, in this instance 30 June 2006.

If you get the date of construction you can then set back and see exactly what regs they had to follow. Refer to whichever TGD and the Trabsitional Arrangement Section at the front of the book.
