    Hi, We too are "just about to start" - famous last words, i feel like i have been saying that for ages now!

    Anyway what I am hoping you can help me with is the approximate cost per meter so far for foundations? We are just in the process of trying to work out our budget plan and we want to get it as accurate as possible before starting.

    Have you any general advice you could share at this very early stage that we could possibly learn from also?

    I found that foundations are by far the hardest thing to budget for and it's also the one part of the house that has the biggest variation between houses, because the depth, design, and layout of any two house's foundation can vary so vastly. Every build needs to be evaluated on it's own merit and taken someone elses figure could leave you way off on pricing, and this could leave you over budget right from the start of the build.

    The reality is we are totally guessing our budget at the moment basing it on quotes weve had from some contractors, but we quickly realised that going direct is saving us a fortune. Too much of a difference to ignore, so; wish us luck, no doubt, i too will be on here with "stupid" questions...

    Has anyone any advise they could share on preparing budgets for self builds? Is there a useful tool anywhere online that could help somewhat?

    Can I advise if you are guessing that your STOP and get a QS to price out the whole job - its the best spend ever - we know to the last block what our build should cost as per the specification - from that we can now vary to add in and remove items based on fact and not fiction - should something occur on site the we will quickly know the knock on effect on the budget.

    ewanlex, there is an online system that enables you to calculate a Preliminary Budget Cost Estimate. It is pretty detailed and breaks down the cost for all the Work Items on a stage by stage process such as foundations, ground floor slab, internal & external Walling, first floors etc. etc, I will PM you with the web address
