    Hi all, I'm planning a single storey extension and recently got a detailed quote from a builder. I'm just looking advice as to whether some of the costings would be normal; he has quoted me €700 for his insurance-I thought it would be up to him to pay his own insurance; also he has quoted me €1500 for site supervision in case he won't be there he said he would have to pay someone else to be on site. Is this normal?

    His insurance and site supervision costs should be of no concern to you ,its his overall price thats relevant here ,if he has covered all elements of the work and is competitive and has a proven track record then he,s your man

    It is up to each builder to have their own insurance but each job they have to factor in an amount to cover this, that is normal.

    It is up to you to provide supervision for the building works and you shouldn't have to pay for someone else to be on site to cover for the builder when he is not there. Don't allow the builder cover the supervision as this gives incentive to cut corners and cover it up as the supervisor is working for the builder not you.

    It is advisable that you have supervision on the site though, but you would need to organise this and pay for it yourself.

    Assuming your builder is above board, then his insurance costs change with the amount of work he does on an annual basis.

    He is in fact merely giving you a more detailed breakdown of his costs and therefore your pricing.

    It is quite common amongst more established builders.

    The supervision payment however would make me question why he won't be there for your job.
