Also, looking for advice in relation to builders quotes for the build. Going with a turn key option and banks wanna see a contingency figure…

Hi all, newbie here so hope someone can help? I am just wondering if anyone has gotten a self-build mortgage recently and do banks allow the relevant fees to council included? Also, looking for advice in relation to builders quotes for the build. Going with a turn key option and banks wanna see a contingency figure included in price. Amount we are looking for is €40k above build price but €20k of that for fees and €20k to finish off/furnish completly. Anyone else go through something similar? Many thanks.
