    Currently have a 3 bed semi where the former garage has been converted to a kitchen/dining room.

    We would like to extend the single storey level upstairs in order to have an extra bedroom. Rather than having an en-suite we would like to extend the current bathroom so that it would be larger.

    The extension would be about 40 sq m. Looking to see roughly how much this would cost and also how to go about things (architects/plaaning permission etc)

    why not contact 3-5 architects/technicians and bring them around for a chat and fee quote (in the current climate they'll be more than happy to)

    they will prepare a design and detailed dwg & spec for 3-5 recommended builders to price - that way you get a fare price/quality with independent advice from the outset.

    the extent of rear access will effect the builders quotes a little, as will the structural supporting works and existing ground conditions but the only way to assess these and any issue is to get on-site advice

    budget at least 1000€ per M2, this is a ball park figure only - for discussions sake lets say that your extension will come in at 40g but allow 10g a contingency (on a project of this size imo allow 25% of your expected build cost) but there is very little point in costings until your a little further on with your design. a lot depends on decoration of the existing building/ energy saving measures and the orientation (you'll have more glass on a southern extension)

    there may also be boundary wall disruptions and you mention a first floor extension so i would suggest, at the very least any arch quote includes for a declaration of exemption from CCC - best to let your preferred arch check the on-site situation and possibly brief your neighbours from there.
