Minimum dwelling area

    Can anyone tell me the minimum area (ft² or m²) required by planning or other laws/regs for a dwelling? Does the footprint have to be a certain minimum, or does loft or finished attic count?

    Is the min required area interior/heated space or exterior dims of enclosed space?

    I found 38.5 m² a while ago, but I don't remember where I found it or if it is correct.

    Its 38 sq. metres but subject to certain conditions if I recall correctly. The floor area is measured from the inner side of the external walls. Any areas in attics/lofts that are habitable will have to comply with building regs.

    I am very aware that just because a dwelling meets the minimum area requirement and may comply with every other known regulation, code, etc, it does not necessarily mean a planning authority will approve it in the proposed location, may not allow it to be situated on the site as proposed, or any number of other variables. Been there done that on non-dwelling applications and was a wet shoulder for a friend going thru the wringer trying to get his house approved/built.
