Rent Allowance Review Form

    Has anyone received a letter back from the CWO regarding there rent review,

    Sent mine back 3 weeks ago and have heard nothing back, I did negotiate my rent with landlord who reduced it by 50.00 but i am still over the limit of 675.00 per month for my area, its the not knowing what is going to happen, postman going by everyday.:confused::confused::confused::confused::confused::confused:

    It gets posted out to you along with the new limits for your area that the house is within the new limits or you are asked to re negotiate your rent with your landlord or find alternative accomodation within the new limit.

    Sorry for bumping an old thread but...

    It can take several months (in Fingal anyway) for the review forms to be processed. I signed my tenant's forms at least 6 months ago but only a couple of days ago did she hear back (she's over the limit and they've told her she has 12 weeks to find alternative accommodation for her, her husband and son or get me to reduce the rent to 775 (currently 900 and not at all expensive at that for the area).

    I think in Fingal at least the reduced rates appear unrealistic for a couple with one child. There are no 2 bed units in D15 at least for that price. I presume they'll be expected to get a 1 bed and the parents will sleep on a sofa bed. They'd rather stay with me and I'd be able to meet them halfway probably as they are decent people but they are not allowed to make up the gap from their other benefits even if they wanted to (which I think they do, but I'm not going to falsify any documents along the way)

    your going to loose your tenants then, the rent allowance amounts are unrealistic across the board but I understand that actual rents charged are also unrealistic and are over priced so the idea behind the rent allowance rates is to try and bring rents down, but in actual fact all they are doing is pushing those who are in need of such help into unsuitable accommodation or if the landlord is willing to lie then pushing themselves further into poverty and making rents look like they are dropping when in fact they are staying the same.

    is a no win situation as now many landlords refuse to take welfare tenants for such reasons and seem to prefer their properties on the market for months at a time with no income, greed really is a funny thing

    just to clarify i am not calling you greedy I understand this is a business but like most business and business men greed plays a major factor

    I would just like the going rate for the property tbh. I already under charge them and have pretty much always done so, so greed plays no part in my decision making, the opposite in fact.

    It is such a poor system. I know well that many RS tenants are paying more on the side, so the government thinks rents really are falling, when they are not.The government should look at real rents for an area, not what RS tenants say they are paying.

    It seems the only winners (well, the taxpayer wins, which is obviously important) here are landlords of smaller units, which are now going to see increased demand as they are the only units in a given area that fall under the limits.

    I wouldn't however say that my tenants are in poverty edel. Neither works but they can afford to fly abroad at least once a year and can even run a car, hardly the definition of poverty in all fairness.
