    I am hoping to build a house on a site I own this year. I need to get plans drawn up and costed at this stage. Can anyone recommend professionals in Limerick or Clare to do this? I know some architectural services practices also act as cost consultants and quantity surveyors. I would be hoping to find something along these lines and get both things done under the one roof. Please PM me with any recommendations. Thanks.

    Be very wary of the companies that offer a fixed price for drawings and advertise themselves as house planners. They are not architects.

    We had an incredibly bad experience with one such purveyor.

    It ended up costing us far more in the long run.

    Note the use of the words ACT AS as this is in general the correct terminology. Architects are not cost consultants. Quantity Surveyors are not Architects and neither of them are Engineers. Make sure you use the professional you wish to use and that they are experienced in their profession.

    Whereas many professionals cross over into other areas in terms of knowledge and experience this does not mean they are proficient in the area

    Be careful with a package deal, The guy we used took 2 years to get plans done and Planning premision. we told him we had 60k for job before we started extension No prob said he. His cost came bock as 90k total including kitchen, landscaping, painting, tiles etc , The builder he wanted me to use was looking for 95k for builder finish plus VAT. and if we used him I am sure there would have been the extras along the way.
