Flat roof extention, leaks

    Hi Guys, need some pointers here.

    I am replacing a Conservatory approx 20 yrs old, Alum frames, 18mm Poly, rubbish, with a more up to date model.
    It's lean-to 5 deg pitch, coming off a single storey extention, on a 2 storey house.

    the extention is also at least 20 yrs old, flat roof, and has been patched up over the years, looks like a torch on silver material, breaking up, bubbling and leaking. Extention is 6M x 4M

    clients wont go for a complete new roof on the extention, both retired, so something to see out their retirement, needs insulating in roof as well.

    for flat roofs but they are mega dear,anyone got a similar solution, at a reasonable price, or details of a reputable roofing Co I can contact.
