We are planning on putting a patio outside our backdoor which will measure about 10 foot wide and 15 foot long. We want to put a roof on it which will most likely be a flat roof (8 foot high) made of wood planks and vinyl, or glass. We have just wondered whether we will need planning permission for this which we really dont want to have to get. Any advice will be welcome.

    Depending on
1.the total m2 of the proposed structure together with any other existing structures and
    2. the remaining m2 area of garden left it may well be exempt.

The day will come (when you either sell or remortgage) when you will require an Architects Opinion on Compliance with Planning Permission. So I would involve an Architect now .
