Mortgage Settlement - Advice please?

    I am looking for some advice. I am trying to sell my house (just can't afford the payments anymore) but I have been told I will probably only get €170k for it on today's market. I owe the bank €187k.
    Would there be any chance they would take the €170k and leave it at that? Probably wishful thinking on my part but don't want to have to take out another loan to pay back the rest to them. Has anyone had experience of negotiating with the banks?
    Would I ever be able to get a mortgage again!
