    hi

I have been living in rented accomodation for the past 3.5 yrs with my (ex) partner, I am going to move out within the next month or so to new rented accomodation for just me as I am pregnant and due in May.

The landlord says its fine,he will accept RS no problems there, but what would be the situation if he wanted to get a lodger or something as there are spare rooms?

I now have the lovely task of going to social welfare and telling them that I am now single to get my Jobseekers Benefit changed to Jobseekers allowance because I was being assessed on my ex partners income as we were co habiting.

I have already been to Citizens advice but forgot to ask the above question. One question I was kind of afraid to ask was, when they visit, is it a spontaneous visit do they go through your whole house not that I'd have a problem but I just had to ask coz I'm so new to all this!

Last of all does anyone know how long they usually take to a)approve you for RS and b)actually pay the landlord? Whatever the case, I'll have to pay him rent for however long it is taking them to make a decision.

No they do not have the right to go through your house but yes they can call unexpected and they are doing more so these days to catch people out, Community Welfare Officer knocked my door at 8.30am in morning while i was in the middle of getting the kids dressed for school,

As for applying for your rent Allownace you should do it now so you know whether it is approved before moving to your new property as ther are new laws coming out with regarding renting property and claiming Rent Allowance.

TBH i would go to your local CWO asap,
If you are getting RS for the property you are in at the moment, its only a matter of getting it changed over, which should not take too long providing that the form is filled in by yourself and the landlord.

I am not sure how long it will take if you are claiming for the first time i would say it depends how quick your CWO is.
Maybe someone else here would be able to advise.

The new rent rates came into effect on Jan 1st for new claimants and also for those who move house. So please double check your rent supplement rate limits before you look at anywhere.
You would need, from my previous experience, to go to the social welfare first to change your claim from being a dependant to claiming for yourself. I know anytime I went into the CWO they always checked to see if i'd been to the social welfare first, completed whatever i needed to there. Once its on system that you have a claim depending etc then the CWO can help you.

One thing though....once your child is born the rent limits you can claim up to increases. Something to bear in mind if you would rather live on your own or in shared accommodation, as you've stated that your landlord might let out other rooms to people you dont know.
