    Hi
Looking for someone to design a 2000sq ft house and bring it to planning stage. Prob won't build for another year or so but would like to get the ball rolling just in case of any issues. We've already been recommended a draughtsman but as far as I'm aware he can only draw the plans and not submit them? Also wouldn't an arch be better as far as design goes as we don't have a particular drawing in mind. So if anyone can recommend from personal experience i'd appreciate it.

    Thanks

Anyone can submitt a planning application. The name of the person who prepared all drawings must be written on all drawings. A draughtsman can submitt an planning application.

People providing "nixers" should be avoided. Always retain a professional.

Contact a number of self employed Arch Technicians with full PI insurance for a written quote. Have a look at their past projects in your area.

Thanks for all the pm's and advice. From recent research it would appear better to employ a self employed arch from the local area to visit the site and design our house. Is it the norm for a charge for the first consultation visit? I wouldn't have thought so as we want 3/4 people to isn't and then decide who we feel comfortable with

You should ask before the meeting if there will be any charge.
In the times we are in most of the time there is no fee involved for an initial consultation. If you want an on site meeting you might be more likely asked for a small fee.

We are in the initial stages of planning a house build in Co Kilkenny and I was hoping that we could get some recommendations for a good architect?

We are hoping to build a four bed, two storey house, a good functional layout with lots of natural light are our key requirements.. Any advice would be much appreciated.
