my buiness went bust two years ago. Due to constant demand from the bank for mortgage payments.I rented out my house, as I could not afford the mortgage. The Rent I recieve just covers the mortgage.

I then went living with a friend and paying him rent for the room. However my savings ran out and I cant find work. Now I have been living in the back of my van for the last 2 weeks.

My question is ............I was self employed ,so I am not entitled to social welfare and I rented out my house under a lease, So no where to live.

What can I do, to be housed and gain a social welfare payment.

Contrary to popular belief self employed people can apply for jobseekers allowance. The only problem I can see with you not being able to apply for jsa is that you now have no fixed abode. Would your friend allow you to stay with him rent free until you apply for jobseekers allowance at the nearest sw office to his address? Go to the sw office and apply for jobseekers allowance while your are waiting for this to be processed you can apply for supplementary welfare allowance from your community welfare officer. You should really have applied for jobseekers allowance when your business failed but no use in thinking about that now.

I cannot answer your question about being housed but you can also speak to the community welfare officer about applying for rent allowance. I do not know if that will be possible as you do own a house which is rented out.

You ARE entitled to a social welfare payment if you have no means & are habitually resident in Ireland!

Contact the Homeless Unit asap & they will assist you with getting a bed.

    Emergency Accommodation
Homeless Persons Unit - Men, Oisin House, Pearse St, Dublin 2. Tel 01 6755918, Fax 6755749

Homeless Persons Unit - Women and Families, 41 Castle St., Dublin 2. Tel 01 4766904 Fax 4766989

    Freephone: 1800 724 724 10am – 1am Everyday

If you prefer not to go this route, then try to get a bed with a mate for a while & apply to your local CWO (now HEO) at the Health Centre covering that address for a Supplementary Welfare Allowance basic payment.

To qualify for this you will also need to sign on for jobseeker's allowance (JSA)

Depending on your situation, you may also be able to persuade the Community Welfare Service AP (Assistant Principle) via the HEO to award you a rent supplement under a section 38 as in the normal course of events you would not qualify as a house owner.

The other option is to take back your home, move in, & apply from there for mortgage interest supplement & JSA.

Many people believe that be having been self employed, they are not entitled to JSA but this is not the case.

It is jobseeker's benefit (JSB) that self employed people do not qualify for!

If you PM me with more details regarding the area you live in, etc. I would be very happy to give you more specific advice.

Really hope you get some help & get sorted...it's a very tough position to be in.
