Price based on number of bedrooms in old cottages

    strange question I know, but we have been looking at a few older, smaller cottages lately. alot of the time the bedrooms are off the kitchen/dining area. These areas are so small, but in older times they would use this area as a kitchen, dining, and sitting room.Prices fluctuate between 2 and 3 bed which is expected.

    when considering the work we would need to do to get these older properties up to living standard, we would have to consider using one of the bedrooms as a kitchen or sitting room. it is also not desirable in this day and age to have your bedroom off the kitchen/dining room.

    So, is this a staple of the EA's selling power that if it had three rooms used as bedrooms, therefore its a three bedroom house, therefore increasing the value. Or is it a fair argument to say that one of the rooms could not possibly be used as bedroom due to todays modern living standards.

    My question is, where do EAs stand on this, do bedroom numbers have much pulling power when it comes to older properties? Or do they consider that a small room off the kitchen really isn't suitable for modern living?
