    Since there is a thread for ridiculously high priced propertys , I think it would be a good idea to have one also for Bargains, does this exist already?

    This estate is not regarded as a great area to be fair but a 3 bed semi with a garage in Rathfarnham...well it could be a bargain to someone out there.
    It's been on thee market years with consistent price drops. I reckon the sellers would take 50k at this stage.
    The real fear is how bad is the inside.

    Note: The service charge is €6,497 per annum hence the reasonable asking price (we understand that buildings insurance is included in the service charge cost).

    seems like a bargain but would someone who chooses to live in dalkey want to live in an appartment , im speaking from an investor POV , those who rent surely perfer to live closer to town so it would appear to fall between two stools despite the attractive price and fabolous location

    Christ, i seen one property that i thought wasn't bad, but still i wouldn't even consider buying it. Then i read the small print;
    the property which was slightly water damaged in the winter

    People are deluded, i couldn't even find one decently priced property in Donegal, an employment black spot which will emerge from the recession 40 years after the rest of the country:rolleyes:

    I know a lad who went for a look at this. He said there were about 50 people there that day and he was told they'd already turned down an offer of over 400k and that it's going to auction...

    EDIT:

    The asking price on this was 250k when I posted it but they've just reduced it to 200k. So if the annual rent of 40k is still correct then that's a 20% gross yield.

    WE CANNOT VIEW THIS PROPERTY AS THE GROUND FLOOR IS BOARDED UP DUE TO FIRE IN THE CAR PARK,
    APARTMENT IS IN EXCELLENT CONDITION BUT CANNOT BE LIVED IN/RENTED OUT DUE TO DISPUTE WITH INSURANCE COMPANY OVER FIRE DAMAGE CLAIM!,
    27 apartments in the building and none of them are lived in/rented out - no service charge at prescent as the building is shut down!

    maybe for €32, but not €32,000
