Septec tank Perculation area issue

    Hi all,

Not sure if this is the right place so apologies if its wrong.

The home I live in was a new build that I purchased from the local authority in rural Ireland 5 years ago.

My Septic Tank is a septech 2000 and I have a perculation area in my back garden. Im guessing everything was passed by the local council.

However ever since I moved in the back garden floods, from the adjacent field next door and also from the road behind my garden. My back garden actually slopes down from the house and the very bottom part is lower than the road behind it and the field beside it.

The flood water can sometimes sit there for up to 2-3 months, and even when it does go the ground is soaked, even last summer the bottom of my garden was like a swamp.

My main question is does this cause me problems for the perculation area of my tank as this is in the exact same place as where the garden floods.

And if so, im worried because of these new septic tank laws coming out, who would be responsible for the correction of this? Me as the owner or the council as they sold me a home that should not have passed the planning laws in regards to the septic tank.

    Many thanks

It's going to be very difficult for anyone on a forum to answer your questions specifically, as we don't have all the facts.

For instance, you say the house is a new build, was it built by the LA, was it built for the LA, was it taken in-lieu of Part 5 commitment from a developer. Was there planning permission for the development? Was there a site characterization report carried out? Is everything constructed as shown on the details attached to any site characterization? If the ground over the percolation area floods for months at a time do the manholes at the house back up? Is the ponding waters in the garden obviously polluted with grey waters?

It's hard to tell what going on without more detail.
    1. Your site may have had a percolation area installed in the wrong place.
    2. It may have been installed in the correct place - But suffers from Poor detailing - Workmanship etc etc.
Check Co Council Site Assessor List for names of suitable professionals to advice.

    What County are you in?
