Architect & Costs for House extension Cork

    We are currently planning renovations and an extension to our house in Cork (3 bed semi d in Douglas). Depending on budget the plan is for a single or a double storey side extension with some internal alterations, new windows and insulation to existing dwelling. Can anyone help with the following:

    (1) Can anyone pm me with a recommendation for an Architect / Engineer that theyve used for similar work in Cork.

    (2) In terms of insulation for the existing dwelling while im aware external wrapping might be the best solution this may not be possible due to budget. What are the best solutions for internal insulation. Id be particularily interested to hear from anyone who has had similar work carried out.

    (3) Rough idea of current costs per sqm for this type of extension in cork

    (4) Recommendation for builders in the cork area for extensions.

    Any infor would be greatly appreciated.

    you may need to consider the planning authority and your neighbours in the shape/massing of your extension. as regards budget you can pay anything from 5g to 25g for windows and budget min 100€ per m2 for external wall insulation including the opes. internal alterations and the cost depends on your finishing requirements and any structural or plumbing issues uncovered - its hard to speculate on this type of work. the ball park i generally give for budget work (nothing fancy or low-E) is 1000€ per sqm for extension work. when everything considered + accounting for the time it takes for someone else to organise such works - that's the min you'll pay in my opinion. access etc will make a difference, I've had clients spend twice this figure due to site conditions and their finishes/requirements.
    if you cant afford to go with external wall insulation, then ask yourself can your afford to do the extension.. builder recommendation should come after you decide exactly what your doing, with detailed drawings are prepared/ agreed and when any planning matters/ other considerations are addressed
