FM 2012 Installation

I'm new to Steam and I'm not too sure how to install Fm 2012 from the retail disk. I've looked up a few ways of doing it but they all just seem to send me to the beginning. Anyone know how to install FM 2012 from the disk?

You have to install through steam even with the disk
