Leakage from neighbouring apartment

    I live in an apartment. My living room was carpeted 10 years ago at a cost of c€2,500. The carpet is high quality and in excellent condition as I have it professionally cleaned every year.

    My living room shares a wall with next doors neighbour's bathroom and unfortunately a leak has come through the wall and on to my carpet. The carpet is badly damaged and needs to be replaced.

    I have quotes from 3 different carpet suppliers and the lowest quote is coming in at €1,500. I have passed this information on to the neighbour and he is offering to contribute €300 towards the cost of the carpet. Obviously this is unacceptable to me as the carpet was in excellent condition before the leak and would not have been replaced for perhaps another 5-10 years.

    My insurance company informs me that if I claim from them I will lose my NCB and still only receive about €450 from them in insurance.

    Has anyone got any advice as to what I can do from here as I’m short of cash and ideas at this stage.
