Some questions RE planning application

    We are about to get the ball rolling on applying for planning to build and have one or two (!) questions.

    The site is in my name, myself and OH are building the house so will I need to sign the site into joint names for the application or just make the application by myself? Does it even matter!?

    Obviously we have to have the planning granted for the bank when it comes to getting the mortgage approved, and as the mortgage is in both our names, will the planning have to be for that reason?

    I'm sure the answers will lead to more questions... so thanks in advance for any info given :)

    It doesn't really matter if permission is applied for in joint names or not and similarly when looking for a mortgage its not relevant as such.

    However to keep everything "neat and tidy" I always recommend that people make their planning applications in joint names.

    Great muffler, thanks for that.

    On a different note, the architect we will be working with on drawing up the plans for us is a friend of ours and has offered his services FOC (obviously except fees for percolation tests, etc which we will pay)

    We made the decision to go with him because we know him, there is a good relationship there and we feel he is the best man for it as we were drawn to his designs in previous work he did anyway after looking at various other architects work.

    Really appreciate the thought but, we wouldn't have expected him to do this for nothing when we asked him and to be honest, we would rather he just give us a price for the job. The way I see it is, while he's doing the design for our house, he could be earning a fee doing a design for someone else. Wouldn't ecpect or accept his professional time for nothing.

    So, any general idea on price for architects drawings for the house??

    There are so many factors involved that its impossible to put a figure on it and this point has been debated numerous times on this forum. Points that have to be considered are his location (fees do vary around the country), the dedign of the house, his actual qualifications, etc etc

    If he is simply doing the planning drawings then people could expect to pay anything from €1000 to €2500 for a fairly straight forward design. If he is then organising tenders and/or overseeing/supervising the construction work then it could range from €2000 to €5000. If he had RIAI membership for example he could charge anything from 5% - 10% of the contract cost for building the house.
