    Hello,

    I am currently doing up some Autocad drawings for an Extension to a story and a half. The drawings are for pricing purposes only. Its approx 17mSq. The client does not want to go through the planning stage. The extension will be located to the back of the house and will be slightly visable from the road. It is an old house with a standard pitched roof with gable ends. I have a few queries that you may be able to help me out with.

    • What is the max/Min Roof pitch allowed? I have building regs but cant seem to find it. I want to keep the same ridge height. I am coming in at around 46 Degrees. Is this allowed? bThe height to eaves is approx 4m and Height of ridege is 6m. The width of extension is 3.5m.
    • The walls of the existing house are made of old stone that could be approx 400mm to 500mm thick. What is the best way of joining new walls to this? None of the existing walls will be knocked except for a door ope in the upper floor to gain access from old to ne build. there is already a door downstairs. How should connection be formed.??
    • As I said, these drawings are purely for pricing and not construction drawings. However I will be hoping to get an engineer involved at the start but id just like to have a bit of knowledge before hand. i am a graduate Enginner myself so am a bit raw at this stage.

    1 the roof pitch depends on the specified roof finish, and obviously whatever physical restrictions exist.

    2 i would specify starter rails for what is presumably a new cavity wall

    3 for 60 euros, purchase the latest edition of the HOMEBOND house builders manual

    Yep I have the Home bond book and I find it very good, however it does not include a maximum pitch for a standar gable roof. There will be slates going on the roof. As far as i am aware the existing walls are solid stone/rubble. ( Basically as its a real old house). can you expand on Starter Rails??

    Syd is referring to a wall starter system. http://www.ancon.co.uk/products/wall-ties-and-restraint-fixings/wall-starter-systems

    Not the easiest thing to fit/fix to an old stone wall, but possible, depending on the condition and way the existing walls are constructed.

    A 45 deg. roof is quite acceptable and not unusual.

    start to consider your materials, for example, if your using slates get the products certification and technical sales people to help give you an understanding of what parameters the materials will work within.

    Just something to consider, might be a good idea to let the engineer see the drawings before the builders. The impact of things like foundations, insulation, specialises construction, roof structures, lintels, work to the existing building, etc. will have on the final price will be fairly substantial and its best that these are included in the builders original price rather than added on as extras at the end of the build.

    I'm not sure what you mean about the roof heights and visibility of the extension from the front so it might be worth having a look at the exempted developments clause again, remember that just because its under 40Sqm doesnt mean its exempt. Most LAs will have a leaflet that explains their interpretation of the exempted development clause in the planning regs as there are quite a few criteria to meet.
