exempted allowance

hi all ,can you clarify for me the allowance for building without the need for planning permission ,is it 40sq m to rear of house and 25sqm to side of house for garage or is planning needed for garage,the garage iam thinking of building would be 13sqm attached to side of detached two storey house,many thanks

if u meet the height issues and dont come out beyond the front line of the house then u should be okay with garage.

thanks for info ,garage would be set back about 6 ft from front of house ,wall to wall of neighbours hse is 9.5ft of which they have access of 1.5ft used to be a fence running all way up to corner of house but overtime was taken down,was going to build out from my wall total width 7.5ft ,just to make it easier to walk up and down and to allow enough room so painting can be done if neighbour needs to ,also just to check if i have already used 40sq m extending to rear of house,i can still build garage to side of about 13sq m without planning,thanks
