rental income should I kick my parent out?

    My parent and his partner are now living in my second home for over a year now that I bought 10 years ago and now cant sell. he is living there rent free and getting a carer in twice a day to get him up and put him to bed etc. I stay in one of the rooms maybe 1 or 2 nights a week because I bought the house as it was near my job and my wife did not want to move there (it is too far to comute every day as I travel around Ireland servicing) . I still have my job (luckily). I would like to get some income from my parent to pay for the property taxes and the rest but was wondering can my parent get rent allowance to pay me?. Or should I kick him out on the street so it would cost the council more to house them. any thoughts?

    I think I would be better kicking them out so I could rent rooms in the house at least cover some of the costs.....

    sound drastic but in principle is it worth persuing

    Are you asking from a moral perspective or a financial one.

    From a moral perspective kicking your parent that seems to need a carer into the street to cover is none of my business,

    from a tax perspective if you charge them rent you will need to register with the PRTB, declare the income and file a tax return.

    They may be entitled to rent relief depending on their circumstances- contact social welfare.

    If they are living there rent free for a significant period of time you may leave yourself open to squatters rights.

    Also, technically provision of a property rent free triggers a CAT liability on the receipient but their thresholds should more than cover this.

    Thanks Mr Incognito, Morally I wouldnt kick my parents out, but I suppose what I am really asking is can my parent claim rental supplement so that they could pay me for all these new taxes that are coming in. I know there is the CGT thing but long term why should I pay to keep them in accomadation when most others would let the state foot the bill.

    I assume they would receive the rent supplement from the HSE (I think that is where the social welfare folk get it from).

    Go to your nearest community welfare officer and ask them. It could be worth 2-3k a year if it works out.
