Landlord living in Northern Ireland- Advice please

    Hi, I've put up a few posts about my neighbours before but am looking for a legal opinion to decide if I need to go to a solicitor.

    Next door is rented, foreign national tenants. Constant problems with parties, loud music. Gardai dont want to know. The owner claims he lives there but obviously not. A guy who manages the property has no interest once he gets the rent.

    I tracked the owners name and traced him to 3 addresses in Co. Armagh.
    I cannot find contacts numbers.

    There is a more serious issue at the moment, a kerosene leak from next door, my garden has be detroyed for about a year. Cavan county council dont want to know, the EPA tell me its not their problem as its a civil matter between us and next door.

    I wanted to give the owner an opportunity to fix my garden and warn tenants next door before I go down the legal road.

    If I contact the PRTB (he is not registered) can they go after him if he lives in the north?
    Could a solicitor obtain a home address for him so I'd have a chance to approach him?

    If you have had a kerosene leak in your garden you should contact your house insurance A.S.A.P. It is extremely serious. Your house could have to come down if it has gotten underneath? I have been involved in this type of thing before. PM me for info.

    You may well have some result if you call the Revenue.

    As the landlord is a non-resident, the tenants are obliged to withhold tax from the rent and pay to the Revenue.

    From you describe, there is virtually no chance they have done this. As strange as it sounds the tenants themselves are ultimately liable for the tax, and can be pursued for same by the Revenue.

    Call the Revenue, and the tenants will have issues that may cause them to leave.

    We are about to leave at the moment with all the trouble they are causing, cant really take much more.

    Could you explain what you mean by 'the tenants will have issues that may cause them to leave'?

    Could they not just plead ignorance?

    They can plead ignorance all they want. The Revenue doesn't care, and they are liable for taxes owed.
