query re architects in Co.Clare

    hi everyone, just joined up new today so please forgive if im not doing this right. im looking for advice. we have a site from the family farm and would like to apply for planning.
    does anybody know reputable archs. in Clare and the services they give and what should be the correct price for them etc. i have found one guy who has emailed me and has given me a basic prices of 2700 inc vat but obviuosly ive no real idea of what i want yet.
    also after getting the architect where do i go from there? is it aplly for planning?
    also with meeting the architect should i knowexactly what i want in the line of heating and insulation etc or is that what they do advise on what is best for the site?? im sorry silly questions i know?

    I was in a similar situation to yourself a few years ago. Had a site on the family farm (in Clare also).

    I got an arcitect to design the house - he was a disaster to deal with, but thats another story. He charged me around 2K and for that he designed the house with us and drew up the plans and submitted them to the council and put notice in paper etc etc. I was refused planning a few times so he had to amend the drawings several times and resubmit and he also went into the council offices on a regular basis to follow up on issues.
    When meeting with the arcitect I had not idea of what I wanted in relation to heating, insulation or anything like that.

    Once I got approved for planning the arcitects job was done and I got an engineer who basically signed off on the whole thing, but the engineer gave recommendations in relation to insulation, heating, u-values and all that good stuff. You don;t need to have any decisions made in relation to that when you are applying for planning permission - all that comes afterwards.

    For 2011 Part L compliance, you'd want to be sure you know exactly how your complying with the 60% improvement on 2005 regs and renewables obligation before you submit for planning. Its a whole new ball game now since December 01 2011
