Attic Space

    Hi I am building my house at moment and I have been wondering what to do with my attic space. House is 3000 sq/ft so not stuck for space. Still there is potential for 1/2 lovely room spaces upo there. Have a decent sized attic space which will have plywood floor at the moment and 2/3 velux windows. At moment it is speced to be a cold attic with an insulated stira as the only access. Running electrics and water pipes up there in case I ever wanted them. Rest of house is well insulated and airtight. There is insulation and airtightness membrane between first floor and attic but I still think it will get some heat from below.

    Was wondering if people think it would be worth while spraying the attic between rafters with expanding foam now and plastering while I am at it. If I were to do that I'd have to look at a better way of accessing the space to use it than the stira. Trouble is I dont want to mess around too much with the first floor to accomodate a stairs. Thought maybe a spiral staircase would be a possibility but again I'd have to fit it in somewhere in landing. I will have MHRV system up in attic and probably a water tank but other than that its empty usable space.

    Any ideas on novel ways of accessing attics/lofts would be appreciated. Was looking at the electric stiras as a possible solution but not so sure tbh

    Regarding your attic space access from the first floor.

    When / if you sell the house in the future, if the staircase to the attic space is not in compliance with Building Regulations (e.g. Guidance in the Technical Guidance Documents) then you cannot advertise them as "habitable" rooms.

    if not 2 late I would make the roof warm now: what stage are u at.
    By warm I mean properly warm and not just some foam between the rafters:

    is the outer layer under the slating lathes breathable?

    bear in mind if there rooms were to be habitable rooms at any date, (assuming the attic is above a first floor and not a ground floor only), there are additional requirements in terms of fire resistant construction and fire protection of the stairs.

    I would certainly go with a warm roof, if at all possible.
