Surveyor Report

    Hi,
    We recently got a structural survey done on a 3 bed semi in Dublin that we're sale agreed on. I was just wondering what to expect in the report? The surveyor spent 2 hours in the house. We recieved the report this morning and it says we need new windows, doors, shoud insulate, upgrade the boiler, rewire, minor floor repairs etc. The chimneys are currently blocked up and the report says these should be inspected before use. The report is quite general and says to refer to the BER for general insulation and recommendations. Is this the type of report I should have received or should it be more detailed? I have no idea what type of exterior walls the house has and if they are suitable for external insulation, pumping etc.

    my understanding is that a surveyors report is just a visual inspection of the house to assess its condition, any major defects or planning/building regulation issues. what your hinting at here is a job for your local architect to specify with the help of your friendly builder (or QS) to assess how much it will cost.. i haven't seen your report, and don't know if the surveyor has chartered membership but the current wall build-up is a straight forward question to ask him. best of luck with the purchase

    I would have thought that wall construct would have been part of it.

    Did the report make any reference to the roof?
    Did he poke his head up into the attic?
    Is the water tanks plastic or galvanized?
