Household Charge $ house under Construction

    Just a quick one I've tried the link below and I'm trying to find out when the household charge applies. I'm near the end of my self build but I wouldn't consider the house finished.

    Does the charge apply once a house is habitable, occupied or after the cert of compliance is issued.

    I would image it will apply once the house is occupied, as there is no statutory requirement at present to issue an opinion of compliance. Many occupied houses have never had an opinion of compliance issued in respect to them.

    Unfortunately that's what I was thinking. Looks like I will be getting the check book out.

    The "Unfinished Housing Estate waiver" only applies to category 3 or 4 housing estates, i.e.:
    Waivers:
    1. Those in receipt of mortgage interest supplement;
    2. Those in certain category 3 and 4 unfinished housing estates (building, planning, control issues and public safety issues or where developer not contactable and there are public safety issues).


    A category 3 or 4 estate is defined by the Advisory Group on Unfinished Housing Developments as:
    3)A development where the developer is in place but there is no on-site
    activity and there significant planning, building control compliance and
    public safety issues to be addressed.
    4)A development where the developer or site owner is effectively not
    contactable and no receiver has been appointed and similar problems
    to category 3 exist.

    Just called and checked myself, the guy said, once habitable, so if it is not habitable by 01-Jan then you are not liable for that year as charge is only liable on the 01-Jan each year.

    So I'm good for another year...!! :-)
