Sunroom / Conservatory

    Hello,

    This has prob been up before but I couldn't find a recent thread.

    I would like to build a conservatory or sunroom in the back of the house (kitchen). The house has an L-shape I would like to fill in the l with the sunroom/conservatory.

    Firstly - what is the difference between the two?
    Second - how much (ball-park) would this cost? Its a regular 3 bed semi-d, it would just be enough space for a small playroom.

    Any advice would be much apprceiated. I'm located in Bray.

    OK, first, this I do for a living, second, I do not work in the area south of Dublin, so I am not pitching here, ( hope that's ok with Mods ) if not delete.

    A Conservatory has a Glass/ Polycarbonate Roof, a Sunroom has a solid roof, tiles/slates etc.
    The first thing to consider is the light which currently comes into the house, thru the area you may convert, I assume its the dining area.
    With a solid roof the light may be cut off completely leaving the dining area dark, a glass roof will allow light to travel into the house,
    as its a semi again I assume you have a wall, fence, between you and neighbour, a new wall will go there, inside the existing boundary, the wall will be the height of the top of your patio door.
    The amount of light loss depends on the direction you are facing, e.g if its North, there is no direct sunlight anyway, so a sunroom is the best option here.

    Next to consider is cost, lets assume the same Sq Ft for the extention.
    A ballpark would be 14-18K for a Polycarbonate roof, add 3K for a glass roof, and another 5K for a solid roof with a velux or two. These are average figures based on the work I have done over the past couple of years.
    Assume in all options, foundations, DPC, insulation in floor, concrete floor, level with house,
    walls insulated,plastered, electric package, and heating, spec to be decided, which will effect price,
    in the solid roof, insulation, plasterboard, and skimmed ceiling, velux, and tiles/slates to match house, it will need a steel, or concrete lintel, supports for the roof.

    Hi sorry only seeing this now. Quotes came in between 12-30k - it's amazing how much they can vary! Going with a guy who did some work for us before starting next month.
