Kitchen Remodel & House Extension, East Cork

    Hi all - could do with some advice please: For the project I've described below, I need to know if I need to talk to an architect, a project manager, or a builder? And once I know that, how do I find a reliable one? I'm not local to the area & I don't have anyone really to give me recommendations, so I have no idea how to go about choosing someone.

    I have an 11-year-old, standard size, 3-bed semi-D in fairly standard suburban housing estate. The house is north facing with the kitchen at the back. At the minimum, I want to re-model to extend the room next to the kitchen out to the full depth of the house & join that room to the kitchen to make a kitchen / living-room area & to get more light into the back of the house. This probably means adding approx an additional 16 sq metre floor space, knocking the wall between the two rooms, moving electrics for kitchen & wall-mounted rads & associated piping.

    In addition & depending on cost, I may do the following - in order of priority:
    1. Upgrade the overall house insulation, including attic.
    2. Upgrade the central heating system (gas) to zone & thermostat controlled.
    2. Break the wall between the new kitchen / living room & the existing front-of-house 'sitting room' & put in double glass doors to give visibility from front to back.
    3. Change the orientation of the master bedroom & bathroom above the current kitchen & adjoining room to make better use of space & light.

    My thing is that I have no time or desire to be 'hands on' in this. I want to describe the idea to someone, have them sort out quotes for the various options & once the final decision is made, have them get the job done within the agreed budget & timeframe.

    All thoughts appreciated!

    A good architect or architectural technician/technologist would be the best wo/man for the job. you most properly won't need planning but that said the original planning conditions should be checked.

    Here is as good a place as any to start. look for recommendations by pms. depending on what part of east cork your located in there are possibly a few individuals on here that might be worth considering.
