    Hi all. I am going doing a self build house and am looking looking for reccomendations for blocklayer, plumber, electrician and roofer. I tried to get a contractor but they are going to be about €30,000-€40,000 dearer than I calculated with a QS and engineer to do it myself:confused::confused::rolleyes::rolleyes::mad:. I got the material priced so I just need labour quotes. I have full PP and ready to go. If you know of anybody pm me please. :)

    North Kerry. I don't know about knocking all the wall of the house. I think you have to let a gable and aside wall and apply for a certain type of planning permission. Somebody here will set you straight but for piece of mind contact a local council and they should have the answer or be ab;e to find out for you. I will be starting within 6 weeks so trying to get things sorted up to then. Got some prices and quotes and they are fairly reasonable with plenty negoation involved. Good luck with itsmile.gif.

    I should have precised that we would only knock down the lean-to, not the structural wall itself. We don't need planning, we checked.
    Ready to negociate...but it makes it easier when you know what cost you should expect per square meter or square ft.

    Contractors will quote around €65/sq.foot but watch out for the spec as some gave me very simple spec and some gave very good spec. As always this is open to negotiation;) but you have to remember you will not build a house for nothing and you have extra cost in demolishing the old house first before you ever begin. Builder providers are good enough to deal with but try a few a few quotes to get the best price for materials. If you are going direct labour get at minimum 3 diffirent quotes for each stage/job as they will vary in price and sometimes by a large margin:eek:. Get a good engineer on board. Get a provisional BER that will help with insulation. If you can keep the work local as you might possibly get better prices that way and in the event of something going wrong but of course this never happens:rolleyes: you know where to get the guy. I would still get in touch with a local councillor to make sure everything is above board, It costs nothing to ask.

    Thanks a mil for that! it gives me at least a rough area. Yes, we'll go local.. always complicated when you know everyone (loads of builders around, all very nice..), so I'm trying to prepare my grounds!
