Converting a garage - rough cost?

    Hi

    Thinking of converting our garage. Flat felt roof. Side access door which will be sealed up. Front garage door to be replaced by a window. Radiator needed. Internal door to be put in.

    Any rough idea of costs to do this. Not sure exact size of garage, would guess average.

    Several years ago Id have said that 6k - 10 k would cover this but you have to look at current day practices and whats required. First of all no one here is going to be able to give you anything remotely resembling an accurate price as there are too many details omitted from your query.

    Secondly you have to consider the following:

    Floors - is there insulation there already? Do you have to raise the floor and/or provide insulation.

    Walls - what type of external walls? How are you going to insulate them?

    Roof/ceiling - Flat roof at the moment but do you intend to replace it? Again you need to look at the insulation detail here.

    Is the oil burner in the garage at the moment?

    Electrical sockets/TV point - Are those already there or do you need more?

    The above are just a few things that I thought of but in any event there will be a lot of points to consider and really and truly the question is the old "how long is a piece of string" as size has not mentioned either.

    50 grand has to be the best joke this year my belly still hurts from laughing not even a quarter I would say if it was a standard 1 car garage

    Well I would look at Daft.ie Douglas Newman Good, Young's etc at an ad for an average 3 bedroom house or average terraced house or one that would be advertised with an average 1 car garage that's what everyone else would base it on I would think. Maybe I'm wrong but that's the easy way :confused:

    I get that much, but I am saying there is no such thing as a standard 1 car garage and you seem surprised by that so I am asking you what you call a standard 1 car garage.

    What length?
    What width?
    What wall height?
    Floor Build up?
    Do you include a radon barrier?
    Do you include insulation?
    Solid Walls?
    Cavity Walls?
    Insulation in the walls?
    Walls plastered inside?
    Walls rendered outside?
    What type of roof, flat, lean-to, pitched?
    Cut or prefabricated roof?
    What material finish on the roof?
    Insulation in the roof?
    What size of garage door?
    What material door?
    Walk through door?
    Timber/PVC/Aluminium?
    Window(s)?
    Timber/PVC/Aulminium?
    Fascia/soffit/gutters/DP?
    Materials?

    I have a similar question re converting a 12.8 square meter lean-to, not much difference between that and a garage I suppose? keeping existing floor and old 2ft walls, replacing existing door with a window panel door and slating the sloped roof, and linking to the house through another standard door. Electricity already there.
    60k quoted earlier in this thread seems Celtic Tiger cost... Am I totally wrong in thinking it can be done for under 15k including structural engineer intervention?
