stage by stage costing??

    hi guys,
    myself and the fiance are considering building and i wanted to get a rough estimate of costings stage by stage...im looking for guideline prices on
    -planning
    -raft foundation&septic tank
    -blocks
    -plumbing
    -wiring
    -insulation(material cost)
    -plastering
    -windows pvc d/g

    a fairly dry level site with outline planning 4 bed dormer bungalow 2000sqft...fairly standard house nothin out of the ordinary 2 dormers on the front with a porch in the front center.
    any help would be greatly appreciated...

    sorry realise its lacking info..
    standard construction block walls to timber joisting with slate roof and stud partitions...
    d/s kitchen come dining room, utility,bathroom,bedroom,and s/r...
    u/s bedroom ensuite and walk in wardrobe,bathroom, 2 bedrooms.
    veluxs at rear.

    crazy question OP, for a start you havent said are you self-building or getting a builder in or even what part of the country your in.

    the best your going to get here is a Msq cost that will range from €60 to €150 per sq ft

    imho the miniumum you should be budgeting for is €100 per sqqft putting your house build at 200k - (nothing fancy included here!)

    my advice: go and get an architect to design and specify to regs with provisional BER (prior to going for planning) and get a QS to prepare a bill of quantities - all in, you get this service for probably 2-4k money well spent in the long run i'd guarantee it.

    and in my biased opinion get an arch with passive house - or at least a knowledge of low energy buildings

    sorry for lack of info.. im in clare and planning to self build...my brother is a caarpenter and he says he could roof/slate/slab and insulate and do all doors kitchen etc so all id hace to pay for is material and family rate for him... so would make savings there...i would be fixing insulated slabs to all external walls also...im fairly clueless as to cost once i secure a site with outline planning what costs are involved from here and how much am i saving when my brother will be there to guide me through it and do the work iv mentioned?i was hoping 140k would cover it?not driveway lawn and all that done obviously...

    please read around this site for the two distinct ends of the spectrum - self-builder horror stories and then the depth of knowledge some self-builders (sas, Do-more & fclauson come to mind) ( i won't name those who've had a rough time, but I think they will admit that more professional involvement and site management was a large part of their problem)

    my advice would be send your brother on a Passive house training course and both of you go on an air-tightness course to start with.. also get your preferred arch to do a complete set of construction dwgs and details BEFORE you start - that way he/she can sit down with you guys and work out the preferred method of construction that are to your tight budget BUT also compliant with building Regs AND cognisant of your further families comfort and that rising energy costs, will keep on rising..

    mates rates and favours don't necessarily mean that things get thought out on your behalf - many self-builders do very little planning and end up making rushed poor decisions - that cost in time, money and comfort in the longer run.. best of luck with your project
