Rent allowance while renting a room.

    Hi all, my fixed term contract is finishing tomorrow and I'm going to sign on Thursday. Have been working full time for the last 4 years solid.

    I'm currently renting a room for €350. The landlord doesn't live here, we're all renting rooms individually from him. Non of us have a lease however.

    As he has agreed to drop the rent to €325 for a few months, will I be eligible for rent allowance? This is the max rent for a single person in shared accomadation in Kildare acording to www.citizensinformation.ie

    I'll be able to get reciepts off him for the last 6 months or so. But these will show €350 a month. Will I be able to tell the social welfare officer that the landlord is dropping the rent, or will he just think Im trying to fiddle the books? Also, will the fact that Im not in a lease matter?

    And advice or experience would be much appreciated.

    The reason (or part of the reason) why rent supplement allowances were lowered was to take account of the new reality in property values, and to try to ensure that landlords too started to take this new reality on board: i.e. lowered their rents.

    I doubt that your local CWO or anyone in your local SWO is going to be surprised or have any criticisms of the landlord responding to the government's changes to rent supplement. That's partly what the changes were there for.

    They don't ask for receipts, they ask the landlord to stamp the form, and will ask for a copy of the tenancy agreement.

    You will therefore need to have a tenancy agreement/lease signed and stating your current rent. Your landlord will also have to register with PRTB and be tax compliant.
