    Hi,

    Is anyone out there an expert on ICF construction.

    I have a couple of problems I am trying to sort and if possible I would like to get your opinion.

    You can PM or send me you email address what ever suits.

    I have a solution of my won but would like a second opinion.

    why dont u post the queries here and then if people want to offer their services by PM fine but we would all like to learn a little, thats what makes these sort of forums so addictive: the learning.

    The other 1/2 is hosting a charity coffee morning on Friday so I would love some ICF problems to have as questions:D

    I have managed the build on 1 ICF house but am no expert

    I obviously dont mind if someone wants to post solution on here.

    I just dont want to post photos on the board.

    Basically water is getting in between windows and sill, damp-proffing isnt wrapped properly. Water getting in at the corner where sill hits window.

    Water getting down between formwork and concrete and entering the house lower down

    Am a bit confused here but on the face of it the issues seem not to be ICF related but are shoddy window fitting and shoddy water/air tightness.

    Is the house finished and occupied, u use the word formwork?

    Why no pics?

    we cant post solutions unless we know the problem

    There is another user on here called dolanbaker who built an ICF house. I can't remember the details but I seem to remember some mention of a similar problem.

    I'd suggest you drop him a PM and see if he can give you some advice.

    It really sounds like bad workmanship and the only correct way to sort out bad workmanship is to strip back, expose the problem and deal with it that way. ICF is no different in this regard.

    Strip back around the cill to expose the point of ingress and repair from there. The water getting down between the formwork and concrete will require the removal of plaster from the outer section of insulation, find the point of ingress and seal it, then replaster. The hardest of these jobs is to locate the points of ingress and to match back up the plasterwork.

    These were huge problems with the early ICF systems.
