Need info on what todo next

    I built my home here in donegal in 2000 and done most the work myself but ive a problem that i need advice on and need to know what to do next.

    I need to sell my house as im in debt and need some info on what to do before i put it on teh market.

    When i was building it i done most of the work myself with the help of friends and family to keep the costs down. I used attic trusses that were supposed to be spaced at 600mm but a few are spaced more that this. There 2 spaces at 660mm centres and 4 at 625mm centres. The regulations state that they should be at 600mm centres. The mistake happened because we only had 1 tape measure on the job so we decided to use a few battens which we measured to size but when were where errecting the trusses, a few of my helpers picked up the wrong battens and used these as a guide rather that the battens cut for the job.

    Theres also a few trusses spaced shorter than 600mm centres but most are properly spaced.

    My celing height is also 2.35m. The reason its this height is because i bought them in the north where the celing height is much smaller. the reason i bought them is because i got them cheap because they were measured wrong for another job and the seller needed rid of them quick.

    Can anyone tell me what my next move is because i wouldnt want to get a sale only for them to pull out because theres a few mistakes in the roof and the fact i wouldnt be comfortable selling a house to someone with a few faults. Can anyone suggest what i should do next. Should i contact a proper roofer to see if he can fiix my problems

    Short answer is get a structural engineer to have a look and let him recommend what works need to be carried out if any. You can then decide if you wish to carry out the recommended works yourself (if applicable) or alternatively provide the engineers report with the sale.

    You wont be able to do anything about your ceiling height but its not the worse I have seen.



    PS: Let me know what part of the county you are in and I may be able to recommend an engineer.

    Good man. I got your PM and replied there now.

    Prices for this type of thing are hard to estimate. A lot depends on what amount of detailing the engineer would have to do. If he recommends certain works then he would most likely have to carry out a final inspection on top of his initial inspection.

    If its as straightforward as you stated then Id imagine you are looking at hundreds rather than thousands but I honestly wouldnt want to say thats in any way accurate.
