renting a commercial unit

    I’m looking into renting a commercial unit in the New Year. The units that I’m interested in are shell units and will need a fit out.

    Let’s say the asking price is 10K per annum and I get the rent down 25%.
    Is it reasonable to ask for rent free period (say 3 months from the opening day) and try to get the landlord to fit the unit out or if the landlord was to put something towards the fit out.

    I’m I being unrealistic in what I’m looking for or should I ask for everything and wait for a counter offer
