planning requirements

    Hi
    Our home was extended in 1972, adding a 42sqm over garage and rear space. At the time planning was gotten and we have the record of same. I understand up to 40sqm can be done without planning- if the first extension got planning would a subsequent extension of say 20sqm be able to use up the planning exempt amount??? Long stretch of imagination i think but thought worth asking? Just dreaming of being able to put on a rear extension without going thru planning....

    In a word no, the house has previously been extended. Had the extension been less than 40sq.m you could extend the dwelling by the balance of 40sq.m less the previous extended area. ie if you had extended the dwelling in the past by 30sq. you could now add an additional 10sq.m under exempted development subject to complying with all the criteria for exempted development.
    Planning permission will be required.

    Unfortunately you will require planning permission. Extension up to 40 sq. metres can be constructed without permission but subject to certain conditions. One of those conditions states that the house must not have been previously extended (with permission or exempt) or if it has been the combined area of the previous extension added to the proposed extension shall not exceed 40 sq. metres.
