planning in mayo

    A friend of mine is thinking of going for planning here in mayo in the summertime and hes identified a lovely site but hes been telling me he has bene told by another friend that you have to look 50metres on both sides of the site at the entrance or they will refuse.

    Does anyone know anything about this, is this set in stone for a straight refusel because hes in 2 minds to go for planning now. Im near sure he said he can see 40 odd metres one end and 35 on the other. The site would be in a rural area so no major roads to worry about.

    get your friend to email or phone the local council engineer and explain or ideally send in a location map for their comment. the site line distances will probably not be his only hurdle to PP so why not get an arch to take a look.

    Its 145m in each direction on 80 km/hr road and 120m in each direction on a 80km/hr local road. They will usually take a reduced distance if a reasonable argument is put forward re road width / alignment etc. and they usually dont require an expert report on it either.
    The minimum listed sight distance in the development plan for a 50 km/hr road is 70m so you would want to be getting near than unless its located on a very remote road. If the road rarely sees any traffic or is the type of road that would limit speeds to about 35km/hr, you should be able to just put this case forward.
