I let an apartment with a friend for €1400pm.

My friend pays €550 for the biggest room, ensuite with 1 car parking space.
I pay €450 with 1 car parking space and shared bathroom.
We got a renter to pay €400 for the third room.

    Question:
My friend's partner is moving in and the other tenant's rate will not change so it's €1000 between my friend, my friend's partner and me.

How should the rent be split?

um thats a tricky one.. id be inclined to say 650 between the two of them and 350 for you. (that way its 300 each with 50 euro for each car parking space)

Is no change in rent fair to the third renter?

"650 between the two of them and 350" => 325:325:350:400

I imagine that the couple will want something more in their favour like 300:300:400:400.

Note bills should be split 4 ways equally, unless someone has some extra service, e.g. Sky Sports.

Do you and the third renter want to live with a couple?
