Can anyone recommend an architect in Cork for one-off house?

    Can anyone recommend an architect in Cork (city/county) for a one-off build in a rural area? Preferably someone who has already built and is already living in their house!?

    Budget is not huge, but looking for someone experienced, ideally with struct. eng. in the practice too. Steering away from traditional house layout a little bit.

    PMs welcome with details!

    I'd like a rough idea of % or fixed costs involved / do they do a sketch or site visit before you sign up / what happens if pre-planning goes badly and the whole thing is stopped - how much of the arch. fees are still due? etc etc.

    most will do a free call-out/ site visit and outline in detail the different stages and from their experience address your concerns regarding planning

    pre-planning doesn't go badly wrong - people who are not prepared or have not given proper consideration to the planning process allow the process to go 'wrong'. imo pre-planning is broken into 2-3 stages (albeit mixed up with the design stage):
    1. check the suitability of the applicants case for building (I'm presuming a rural location)
    2. assess the site and what is appropriate to build, this can be in-conjunction with the local planners, on submission of a sketch(free-hand) site layout
    3. a scheme design is prepared agreed with the client and then submitted to the planner and a formal meeting arrange with the planner where the client should also attend.
    most archs worth their title will not have to put many hours into an initial design to get a feel for what will be acceptable to the planners or where you are

    be confident to design and justify that the style is suitable in its surroundings



    at this stage, write a list of your requirements - a wish list if you like. Instead of sketching or looking through internet house plans - why not collect some pictures of homes you like.

    have a read around boards.ie there is lots of self-builders going through the process at the moment.
    also check-out the passive house standard to give you an idea of where the building regulations/low energy standards will be in the next fee years
