Rebuilding a house after a fire?

    There is a house for sale near me that had a bad fire.

    The roof, windows, doors are all gone, some internal walls are still there as is the chimney stack.

    Would you need planning permission to rebuild the house?

    Has anyone been involved in anything like this before?

    I tried using the search function but couldn't find anything, if you know of any previous threads please let me know.

    Yes, you would need planning permission to rebuild.

    I would suggest, if you are interested, get a very thorogh structural survey of the remining structue before making an offer.

    This survey should include some opening up of opening up of the existing structure to see what condition it is in, e.g. if the house has a cavity wall, you need to know whether wall ties are intact and/or wheter or not insulation has melted, etc.

    Carpenter, who told you that you needed no planning or did you just decide yourself that you did not need planning?

    I have only seen the house online so far, I hope to have a good look during the week.

    I can't tell from the photos wether they are cavity walls or not, but I was thinking insulation would be an issue after the fire alright, although I would hope the wall ties (if any?) would be ok.

    I suppose I am wasting my time really without having an engineer look at it, I'm just trying to get an idea of whats involved.

    When did you rebuild that house Carpenter?

    I could always put up a link to the house but I'm not sure if thats ok by the mods?

    I had a friend whose workshop went up in flames one day. It was concrete block construction and the best thing is to knock the lot which he did. All of his walls because of the heat had all cracked along the mortar so in fact none of the blocks were knitted together, they were just sitting there basically loose.

    If you are going to get involved be very carefull of unseen goings on.

    I was on to the planning authority myself and told them what happened I also told them that I was planning to build a extension to the front of the house which I was aware needed planning :D I applied for it and a few weeks later got it and away we went .

    It was a car Murph. It was only a simple workshop with a slopping roof about 25ftx20ft but it is the heat so i was told as the blocks will expand at a different rate to the mortar so the joints cracked. Couldnt see until right on them looking at the joints but if you then pushed hard on the wall you could see it give slightly.........This is what we were told happens anyway if the fire is hot enough.
