    depends on your circumstances.
whether you have a car, where your working, any kids, budget, etc

generally, Belarmine gets a thumbs down, not the greatest location, and poorly planned (hence the nickname Legoland)

tullyvale mightnt be too bad if you're going to be using the Luas, but you could still feel a bit lost there, coz you're in a bit of a no-man's land between Loughlinstown, Cabinteely and Shankill.

Legoland? I've been living on this region for the past 3.5 years and never heard anyone calling our neighbourhood legoland...

As for living in here - you have good services next to you and also a local grocery store, pharmacy, dry cleaners and loads of good restaurants nearby in the village of Stepaside (1km walk).

We also have a good local community and nice walking paths right next to the areas.

In all words, Belarmine is the place to live.

yeah, maybe I'm just too used to being so close to major shopping centres and on busy bus routes.

Never heard the nickname legoland either and I live near enough too. Not sure where the poorly planned come from, it took a while but now there is a decent sized market shop with butchers, deli, off license etc, pharmacy, dry clewners, cafe and doctors/physio right in th centre of belarmine, as well as a crèche, playground etc. also a bus terminus and 15 min walk to the Luas. as well as a primary school within the development also.

10 mins walk to stepaside with 2 pubs with great food, spar, butchers, veg shop, chemist, medical centre, opticians, chipper, Thai restaurant and newly bib gourmanded restaurant.

15 mins walk the other way to Sandyford village, another pub with nice Italian upstairs and a Chinese takeaway.

5 minute drive to Dundrum, Sandyford shopping centre and leapordstown shopping centre and carrickmines about 8 mins drive. Or 15 mins walk to luas and then 10 mins to Dundrum, or 25 to Ranleagh.

Relatively decent facilities for a modern developed area to be fair? Buses could be more regular I guess, think its every 30 mins to city centre during the week and every hour at the weekend.

Do you know is there a walkway through Sandyford Hall estate to Belermine or do you have to walk around?

There is a walkway through just at the top of Grianan Fidh in Aikens Village at the pumping station.
